What we collect, and what we never do with it

The addresses you screen

An address you type is used to generate your screening or report, and the finished report is cached so that reloading it, or sharing your link with a lender, never rebuilds it. Addresses you search are not published, not sold, and not shared with anyone. The only public report is the Scottsdale, Arizona sample on our homepage. We do not tell landlords, brokers, or anyone else which markets are being looked at.

The link to a finished report is a random 22-character token, and it is the only thing that opens the report. It carries neither the address nor the payment session, so forwarding it to a lender discloses the report and nothing else — and it cannot be edited to point at somebody else's. Tokens are not listed anywhere and are not guessable.

Your email

If you buy a report, we get the email you use at checkout and use it to send your receipt and your report link. That's it. No marketing list unless you ask to be on one.

The receipt comes from Stripe. The link comes from us through Resend, our email provider, which sees your address and the message in order to deliver it.

Payments

Checkout is handled by Stripe. Your card number goes to Stripe, not to us — we never see or store it. Stripe's own privacy policy governs what they do with payment data.

Third-party lookups the report makes

Generating a report sends your address to the US Census Bureau's geocoder, to place it on census geography. The Census file does not carry every address — new construction, some rural routes, and buildings it has not caught up with — and when it cannot place yours, the address is sent to Google's geocoder instead so the report can still be produced.

The report also requests map imagery and business listings from Google Maps for the area around your address, and queries the federal provider registry (NPPES, run by the Centers for Medicare & Medicaid Services) to check how the surrounding dental practices are classified. Those services see the location being analyzed under their own terms; none of them is told who asked.

The written summary in your report is generated by Anthropic's Claude from the report's own figures. It is not given your address, city, state or ZIP — the model is told it does not know where the location is, precisely so it cannot write anything about the neighborhood that the measured figures do not support. Anthropic therefore sees numbers, and not where they came from.

Two companies handle your details because delivering the product requires it: Stripe, which takes the payment, and Resend, which sends the email carrying your report link and so sees your email address, the address you bought and that link. Neither is given anything about you beyond what the job needs.

The purchase record Stripe keeps for us includes the address you bought and the link to your report, alongside the payment itself. That is our record-keeping: it is how we find your report when you write to us about it, and it is deliberately the only such record, so there is no second list of customers kept anywhere else.

Tracking

No advertising trackers, no social pixels, no selling of browsing data. Today there is no analytics on this site at all — not ours, not anyone's. If that ever changes it will be cookieless analytics that cannot identify you, and this page will say so before it runs.

We do count requests per internet address for a few minutes at a time, so that one script cannot run up a bill against the paid lookups behind the screening page. It is a counter keyed to the address a request arrives from, it expires on its own, and it is not used to build any picture of who you are or what you looked at.

One exception worth naming: the screening page can ask Vercel's bot-detection service whether a request looks automated, because the address lookup costs us money and would otherwise be an easy target for scripts. It reads how the request was made, not who made it, and it runs on that one page only.
